The biggest challenge with buying real estate in New York, is that you really are on your own when making this massive purchase. Your only "friend" in the process is your real estate agent. But here is the problem...your real estate agent mostly cares about making the sale, they are not really your friend, you are just another buyer to them. They don't actually care what you buy or if you'll be happy with your purchase afterwards, they mostly just care that you close successfully and that they get their commission check. Because of this, they really have no incentive to look too much into the property that you want to buy. And even if they did, they simply don't have the time. Most real estate agents tend to be overworked, showing dozens of properties to numerous clients each and every day, and when they are not doing that, they are constantly on the phone, trying to find new buyers and sellers to represent. So it's not surprising, that they can't really research the property or the area for you (beyond just reading what was written by the sellers when they were listing their apartment for sale)...they simply can't, not when there are thousands of apartments and homes available for sale in New York. And why would they? If they do uncover anything too negative about the property that you are trying to buy, it would only sabotage their own sale and would lose them the commission. Real Estate agents are people too. And since a lot of them can go months and months without making a sale, and since they only get paid when you buy an apartment/house, that means going months and months without any income. And lets be honest, how hard would you really work to make sure you DIDN'T get a $30,000 commission? Probably not that hard. So, as you can see, it's imperative that you do your own due diligence before you make the purchase, and no, we aren't talking about just ordering a basic home inspection before closing. A basic home inspection is simply not enough, not when a home inspector only checks the physical condition of the property. We find out if there is going to be a new building put up that will block that amazing view that you are paying all that extra money for or if there is going to be construction in the near future nearby that might make your property value go down as those apartments flood the market. We find out if the building has any issues like mold or bed bugs or rats that would send you running. We find out if there is a night club nearby that will keep you up at two in the morning with all the noise or if there is a fire/police station or a hospital that will annoy you to no end with their sirens. But we don't just stop there, when we say our research is comprehensive, we mean it...essentially our task is to look for every possible red flag and to find out everything that might make you reconsider buying the place (whatever that may be). This way you can buy the apartment/house, knowing that you are fully aware of all the potential issues, so you'll never overpay for the property. And since we are completely independent, and don't make a dime off you actually buying the place, you can be sure that we will be brutally honest and tell you exactly what you are getting yourself into if you do decide to buy.

We charge a 0.25% fee based on the listed sales price of the property.
Additional units are charged 0.15% per unit.

For example, a million dollar apartment would cost you about $2,500 to investigate.

We require a 50% deposit before we begin, with the balance due once our research is complete.
Note: Because of the thoroughness of our investigations, we will need 24 hours to do our research.

Q. Who needs to use this service?
A. If you want to buy an apartment or a house in New York City, you do. Think about it. If you are buying anything remotely livable in NYC, especially if you want to buy a Manhattan apartment in a luxury condo...you are spending around $500,000. If you are buying anything decent...you are spending almost a million. And if you are buying something truly great (like a penthouse or a brownstone)...you are spending way more than that. Our fee is nothing compared to the costs you are about to incur if you end up buying a lemon. Just think of it as getting a second set of eyes to look over everything for you to make sure that you haven't missed any red flags. This is especially important for anyone buying an apartment in NYC who doesn't live here and especially those trying to buy internationally...because unlike most New Yorkers, you just won't know what factors to look at when shopping for an apartment in NYC and by being out of town, you simply won't have the experience with this city to do your proper due diligence.

Q. What goes into your research?
A. We do a thorough investigation and try to get the whole picture. We check the apartment, the neighbors, the building, the neighborhood and the surrounding area using private and public sources. We then basically spend the rest of the day and most of the night in the area, on the ground, doing research to investigate the quality of life in the area. Yes, you can get a lot of information digitally these days, but to get the full picture, requires a more hands on approach. Which is why we spend so much of our time in the area simply interviewing people and looking around, trying to find every possible red flag that might make you want to walk away from the deal.

Q. Can I trust you?
A. Yes. Our service is completely unbiased. It doesn't matter to us if you buy or don't buy the place. Our goal is to make sure you know everything there is to know about your potential purchase so you can make an informed decision. This is why in order to avoid any potential conflicts of interest, we'll never meet or talk with your real estate agent. Our only client is you. And our only job is to find out everything you need to know about the property you are about to buy.

A. That really depends on our schedule. Some weeks we can have someone available to start the next day, other weeks you may have to wait a few days for an opening in our schedule. You'll never have to wait more than that to get your report.
